All rental fees and security deposit are to be paid by personal check, cashiers' check, cash or money order.
1/2 of the total rent is due at the time of booking. If this payment is not received within 10 days of booking, we will cancel your reservation.
The remaining 1/2 of the rent is due 21 days prior to the first day of occupancy of the downtown reno penthouse rental property. If we do not receive the final rental fee payment 21 days prior to the first day of your reservation, and you have not cancelled your reservation, your initial 1/2 of the rent payment will be considered forfeit, and we will cancel your reservation.
If the reservation is made less than 21 days prior to the first date of occupancy of the penthouse property the entire rent will be due immediately upon booking. As soon as we receive your payment, the penthouse property will be reserved for you for the dates requested at the time of booking.
If you do not cancel your reservation, and do not occupy the penthouse property by the last day of your reservation, the entire amount of the rental fees paid will be forfeited to us. If you cancel prior to the first requested day(s) of occupancy, and we are able to re-rent the penthouse property to another party for that same time period/ dates, we will refund to you all rental fees paid minus a $30. booking fee.
SECURITY DEPOSIT
A refundable security deposit is due at the time of your check-in to the penthouse property. Costs will only be deducted from your security deposit payment in the event that extensive cleaning is necessary, to repair damage to the property and/or furnishings, and/or to replace missing items. In any of these events, the cost will be deducted from your security deposit. In the event that the sum total cost of cleaning, repairs, and/or replacement exceeds your security deposit, you will be billed for the remaining balance. We will be happy to provide you with an itemized bill, if you so request.
CANCELLATION POLICY
If you cancel your reservation at least 21 days prior to your scheduled occupancy of the downtown reno penthouse property, we will refund to you all fees paid with the exception of a $30. booking fee.
In the event that you cancel your reservation 20 days or less prior to your scheduled occupancy, we will retain all rental fees paid except in the event that we are able to re-rent the penthouse property successfully for the same time period that your cancelled reservation had been for. In this circumstance, (re-rental) we will refund all fees paid with the exception of a $30. booking fee.
